40 Lime Grove has provided creative education to young people for over a century. Opening in 1908 as the Hammersmith College of Art and Building, it is now UAL School of Pre-Degree Studies. A handsome building, influenced by the Arts and Crafts style with gables, mullioned windows, and steep pitched roofs, it is listed Grade II by Historic England. There is also a listed Mulberry tree.

40 Lime Grove, home of University of the Arts' (UAL) School of Pre-degree Studies, has provided creative education and technical skills to young people for over a century. The original building opened in 1908 as the new home for the Hammersmith College of Art and Building (HCAB). In 1914 a trade school for women was added, specialising in dressmaking, millinery, embroidery, and hairdressing. Additional phases of the building were completed in 1915, 1930, and 1950, and it is now Grade II listed due to its historic role in the area’s creative fabric for over a century.
London College of Fashion moved into the premises in 2001, transforming it into a UAL campus. In 2024 the building became home to UAL School of Pre-Degree Studies to nurture the next generation of creators and innovators from London and across the world at the very start of their careers. The school is run by expert staff who have previously taught on our foundation diplomas at UAL’s other six colleges including Central Saint Martins and Camberwell College of Arts and other pre-degree courses at London College of Fashion and London College of Communications. Skilled technicians also support students in all of our studios.
The site has a long history of use as a creative education space in the community. Notably, the musician Cat Stevens studied at HCAB in 1965, releasing his debut album Matthew & Son just two years later in 1967. Other Lime Grove Campus’ alumni include the great shoe designer, Jimmy Choo, fashion designer Ioana Ciolacu, and Lindka Cierach, a fashion designer who has dressed members of the royal family. We are keen to ensure that this site continues to foster creativity.
