Overview

Vyner Studios is the new studio for environmental architecture practice Studio Bark and modular construction system U-Build. Located on an East London street renowned for its artistic and industrial heritage, the project is a radical, light-touch retrofit of a run-down warehouse. By transforming a multi-era building - which has previously served as a warehouse, a nursery, and a church before standing vacant - into a versatile creative workspace, Vyner Studios provides a scalable blueprint for rescuing "stranded assets." It challenges the wasteful commercial real estate sector by treating the building not as a static shell, but as a circular "Material Bank."

History and Context

Vyner Street has a steadfast sense of community and character, having evolved from an industrial thoroughfare into a vibrant hub for artists and creatives. Our approach to Vyner Studios celebrates the building’s industrial "bones" while designing for long-term resilience. Rather than demolishing and rebuilding - or defaulting to carbon-heavy traditional construction - we have rejuvenated the existing fabric, ensuring the space can gracefully evolve alongside its inhabitants for decades to come.

Internal Design & Layout

The architectural strategy relies on retaining the existing structure and opening it up to reveal generous, light-filled volumes.

The Ground Floor:
Transformed into a single cohesive, light-filled workspace. An existing opening has been thoughtfully repurposed as a glazed doorway, connecting the interior to the courtyard.

The First Floor:
A previously oppressive suspended ceiling was removed, revealing a dramatic pitched roof that creates a generous sense of spaciousness. The floor is divided into three distinct workspaces of varying sizes using U-Build glazed partitions, allowing natural light to flood the entire footprint.

Exterior & Courtyard:

The warehouse’s functional character has been preserved and celebrated. The existing brickwork and metal cladding have been restored and painted with contrasting maroon and oatmeal tones, punctuated by a bold ultramarine accent. A courtyard - formerly a car park and bin store - has been completely transformed. The existing rubber and astroturf were removed to create a secluded pocket of outdoor space with new benches for tenants to connect.

The 'Material Bank' Concept & Interior Materiality

The lifespan of a typical commercial office fit-out is shockingly short - averaging less than five years before being subjected to a wasteful "rip-out-and-skip" process. Vyner Studios offers a genuine circular alternative. The fit-out utilises the demountable U-Build timber partition system. Because the system requires no permanent fixings or toxic glues, these modules can be unbolted, reconfigured, or relocated as tenants' needs change. The walls are no longer a sunk cost; they are adaptable assets.

This industrial character is softened by a highly tactile, low-carbon interior palette. The U-Build plywood surfaces offer a warm, natural backdrop. Acoustic Hemspan panels bring texture, while off-white cork lining and wood fibre insulation the underside of the roof adds thermal warmth. An off-white clay paint applied directly over the existing blockwork and lime plaster to the new insulation provides an airy, neutral tone, creating a joyful and healthy working environment.

Design and Sustainability Features

A Circular Fit-Out:
By specifying the U-Build system, office layouts can be modified without the environmental toll of discarding materials to landfill.

Dramatic Lifecycle Savings:
This 'Material Bank' approach reduces the estimated 60-year lifecycle cost of the fit-out from £1,865 per sqm (for traditional plasterboard/stud walls) to just £681 per sqm for U-Build.

Zero-Waste Proof of Concept:
Studio Bark has already proven this system's longevity. At Sustainable Workspaces in County Hall, a U-Build fit-out was successfully dismantled and reinstalled on a different floor two years later, providing a second use of the exact same materials.

Fabric Upgrades: The building's operational performance has been improved through refurbished windows and the introduction of breathable wood fibre insulation.
